A regular shed is a Class 10a non-habitable building designed for storage. A shed home is built to residential standards (Class 1 building) with proper insulation, foundation, utilities and certifications allowing full-time habitation.
While both use steel frame construction, shed homes require significantly more engineering, compliance work and quality finishes.
Yes, but ONLY if it's specifically designed, approved and certified as a habitable dwelling. You cannot legally convert a standard storage shed into a home without proper approvals, engineering and building certifications. Attempting to do so can result in council fines, demolition orders and insurance problems.
Building approval is ALWAYS required through a private building certifier. Planning approval (development application) may also be required depending on your specific property, zoning, overlays and whether it's a primary or secondary dwelling. We assess your property and handle all necessary applications.
Timelines vary by council and complexity. For straightforward secondary dwellings in Moreton Bay that meet accepted development criteria, you might only need building approval (3-4 weeks). If a development application is required, add 6-10 weeks for council assessment. We provide realistic timelines during your consultation.
These overlay zones have additional requirements but don't necessarily prevent shed homes. Flood areas may require elevated floor levels and flood-resistant materials. Bushfire areas require specific construction standards (BAL ratings). We design for these requirements and ensure compliance.
This depends on your land, zoning and whether it's a primary or secondary dwelling:
Secondary dwellings (granny flats): Typically capped at 80-90m² in most QLD councils.
Primary dwellings: Can be much larger (100-200m²+) depending on land size and zoning.

Properly! Shed homes include full thermal insulation in walls, roof and floor to meet energy efficiency standards. This typically includes ceiling batts (R3.5-R6.0), wall batts (R1.5-R2.5) and underfloor insulation where required. Far superior to storage sheds.
Yes! Two-story or loft designs are possible and popular for maximizing space without increasing footprint. This requires additional engineering and may affect approval requirements, but we design for this regularly.
